POSITION
Summary:
Responsible and accountable for on-site operations and performance of a specific apartment community or self storage property.
ESSENTIAL DUTIES AND
Responsibilities:
Property Manager:
oDirect property operations and staff in the most cost effective manner.
oDevelop and manage annual budget.
oMaintain occupancy levels according to budget.
oHire staff, manage performance of staff and address all employee relation issues.
oManage, motivate and develop staff.
oProcess new applications, re-certifications and provide required information to compliance.
oMaintain compliance policies and procedures.
oSupervise rent collection, rent ledgers, bank deposits and petty cash records.
oPursue delinquent rents and evictions and provide required information to collection company.
oProvide account information to the Regional Supervisor.
oDirect all marketing and leasing activities and maintain targeted occupancy.
oSupervise resident relations and enforce all community rules and regulations.
oSupervise the maintenance staff, repairs, preventive maintenance and improvements.
oSupervise all landscaping, lawn care and snowplowing activities.
oWork with the Regional Supervisor to develop, monitor and achieve annual budget objectives.
oShow apartments to prospective residents.
oOther duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS oHigh school diploma or general education degree (GED) o1 year of experience oCAM, ARM or similar recommended.
Language Skills -Ability to read, write, speak and interpret rules, procedures, routinereports/correspondence and to speak effectively with groups of employees and/or residents.
oMath Skills -Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals.
Ability to compare rate, ratio and percentages and interpret basic graphs.
Reasoning Skills -Ability to apply common sense understanding to carry out instructions in written, oral or diagram form.
Ability to deal with problems that involve concrete variables in standardized situations.
oComputer Skills -Intermediate experience with MS Office.
Intermediate experience with property management software.
TRAINING REQUIREMENTS:
oAnnually attend fair housing, section 42 and leasing classes.
oOngoing professional development.
PHYSICAL DEMANDS:
oRarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
oOccasionally must sit and reach with hands/arms and be exposed to outdoor weather conditions.
oRegularly must use hands to finger/handle/feel, talk and hear.
oClose and distance vision is required.
WORK ENVIRONMENT:
oNormally works in an environment with moderate noise.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
